Approval and Tenancy Criteria

 

  • Income Requirements: Household, gross(pre-tax) monthly income must be verifiable and must be equal to  at least 2.5 times the monthly rent. Proof of income (two most recent pay stubs) may be required.

  •  Housing Reference Requirements: A minimum of one year prior rental or mortgage history is required. Anyone who has been previously evicted or had/has a home in foreclosure will be denied. Any outstanding balance due to prior landlord or mortgage company must be paid in full prior to approval of this Application. Applicants with a less than excellent housing references may have their application denied or be required to pay an additional deposit.

  • Credit Requirements: Applicants may not have a pending or open bankruptcy. Applicants with a prior, discharged bankruptcy can be accepted if ALL remaining open accounts are current and in good standing. Excellent credit (no late payments) is required of any applicant who cannot provide at least one year prior rental or mortgage history. Applicants with less than excellent credit may have their application denied or be required to pay an additional deposit.

  • Convicted Felon: Your application will be denied if you have ever been convicted of a felony.
